I’m in North County in Florrisant, Missouri where we just recently purchased a property and we’re meeting our contractor here to get some bids for the rehab. The seller on this property lived out of state and they needed to sell as is and they previously also had this one listed in the MLS, weren’t able to get it sold. Alrighty. So, as I said, we are closing today. I believe I’m closing at 12:30, and the seller’s closing a little bit after that. The seller’s out of town, so she’s actually going to be mailing in her documents. Just walked in the front door. As you can see, it’s a split-level type house, so what that means, I can either go up or down. Not as desirable of a property for us to buy, but we certainly are interested, and we’re closing on this one today. As you can tell, we buy them as-is, where-is. So, the person here could take what they want, and they could leave what they want. Our goal is to make it as simple on the seller as possible, and this particular seller is not living in St. Louis anymore.
They haven’t been for quite some time, and so this house has been vacant for quite some time. We made a very simple sale for her, provided her a cash offer and a quick close. One thing you can’t tell by this tour is, it smells like urine in this house very badly, and what that means is, we’re going to have to do some work to get that smell out. So, a home buyer that’s going to live in the property, they want everything updated, they want everything cleaned out, they want everything new, and they definitely don’t want it to smell like urine. But also, on the other hand, we buy them like this all the time, and we’re happy to do so.

Transcript: Beautiful St Louis Home Rehab
Hello. This is Chad here at Klamen Real Estate. KlamenGroup.com and this is our, officially our first video following a rehab on a property and I’m very excited to get this on our website. Just to kind of give you an idea on what happened, a lady inherited a property with her parents. I think it was her mother passed away who was living in the home and she planned on selling the house, but it needed pretty much everything. When we bought it it was actually a one bedroom house and we put up a wall here in the living room and converted it to a two bedroom house before selling it. They contacted actually a real estate agent who reached out to us.
They know that we’ve been in the business a long time and can buy property for cash. We didn’t need them to do any repairs. Didn’t require any inspections and we were able to close on this property in about two weeks after getting the call from the agent. So, I’m here right now to kind of give you guys a brief on what’s going on as I use my selfie stick, so we added a wall here. We refinished the floors. Clearly did fresh painting throughout. There was no lighting at all in the ceiling, so we had to add all the lighting and the lighting fixtures. As you can see, there’s furniture in the room, in the house even though we haven’t sold it yet.
All of our houses we stage to kind of give the homey appeal after our carpenters get done with their work and so, I’m going to flip you around here as I can show you a little bit more about what’s going on in the house. Tile flooring in the bathroom. We did a subway tile with a boarder in the shower. It’s a one bath. Added again the light fixtures and refinished the floors in the master bedroom here. That’s got this great addition for an office or a closet. Whatever someone wants to use it for.
Then, of course we refinished the kitchen. Added new flooring, glass tile back splash and granite countertops and then you can see out there we refinished the garage. Added new siding and updated the roof, so it would match the roof on the outside of the house. We’re very excited to put this on the market. Still bit cold this time of year, but we’re very excited to get it on the market and hopefully we can sell it to somebody that is going to live in the property and really appreciate the work that’s been done. Hi, Chad here with Klamen Group, Klamen Real Estate where we buy houses and small multi-families for cash. I’m here at 5227 Murdoch, and let me ask you do you have any tenants that just won’t pay the rent? Well, that’s what happened here. It’s a two family, one level on each side is each unit. They’re both three bed, one bath units, and there’s a garage out back. And let’s just say that one of the units the tenant wasn’t paying the rent, and they weren’t taking care of the property, and the landlord just got sick of it. He called me up, he said, “Chad, I need you to buy this house from me.” We came in and we made him a cash offer, I was able to close very quickly after, and kind of take care of the rest, and take the headache away from the seller. Let’s go on inside and I’ll show you what the inside looks like, and really how bad the tenant was treating the property, but we were able to make those headaches go away. Here we’re inside the property, and as you can see it has definitely seen its better day. A little bit beat up, so to speak. It’s hard to tell from this video, but basically it looks like it hasn’t been vacuumed the entire time the tenant was living here, and when they weren’t paying the rent. Usually when people aren’t paying the rent they’re not taking care of the property, and as you can see quite a bit of work needs to be done. [inaudible 00:01:26] day, just after the hauler got out, when we bought the property, it looked like somebody left in the middle of the night. And they may have because quite frankly, every single thing that you would use to live in a house, couch, furniture, bedroom, all that was left in the house. Just kind of giving you a short tour on what the property on the inside looks like. Old windows, radiator heat. Over here I’ll show you the bathroom and the kitchen. Bathroom certainly needs some work. It’s probably going to need a full gut rehab. What we’re going to do is we’re going to tear this entire bathroom out, we’re going to replace it.
We’re going to re-rent it once we’re done with the bathroom, the kitchen, and the floors, the painting, and everything else that needs to be done. Checking all the systems to make sure everything works properly, and then hopefully we’re going to sell it, or if it’s possible we’ll keep it rented. Depends on how the rehab turns out and what the market is doing at that time when we get finished with the rehab. As you can tell the kitchen has been updated at some point, certainly not what buyers and tenants are looking for today. Usable, but not really what we’re going for when we finish our rehabs. Again, as you can see the property certainly needs some work. It’s kind of a funky house, you’ve got baseboard heating in here, like I was saying. You have radiator heat, obviously a boiler out there. And then on the main level there is actually still a tenant in there paying low market rent, but it’s forced air, so kind of a funky building so to speak. You have old windows here, and then there’s the garage out back. I did like the fact that there was a garage.
Not all city houses in Saint Louis have a garage, and that’s where we’re at right now. We’re in the city, to that was a bonus. As you can see it needs some work. Have you or anybody you know recently lost their job and can’t keep up with the house like you used to? Well, that’s what happened here in St. Charles. I’m at a house, it’s actually in O’Fallon, Missouri, and we’re at a house here that we’re closing on tomorrow. The seller, fantastic person. Unfortunately, they came on some hard times and they need to sell their house to liquidate some of the assets that they have and some of the equity that they have in their house. But unfortunately, it was in a condition where selling it on the open market in the MLS just didn’t make sense because the amount of work that needed. More than that, there is some mold issues in the house, where a buyer that’s going to live in the house couldn’t most likely take on the risk and purchase it. So they sold it as it to Klamen Real Estate. It’s got a fireplace and like I said, three bed, two-and-a-half bath, but it just needs quite a bit of work and that’s what we’re here to do.
