And bathroom is relatively big, which we like. And again, also in decent shape. Um, this is kind of the main living area. There’s probably hardwood floors underneath here, which we’ll tear up. bedroom number one, which is very small, but it’ll do a for a two bed, one bath and in the city. And then there’s a second bedroom. It’s much bigger and I’ll show you downstairs some of the plumbing issues that I was talking about.

So I made it down here in the basement and the door is propped up against the basement door here kind of as a support. Uh, I guess previously somebody had had broken in, which is never good and kind of a safety concern. There is the electric panel, which without a cover it clearly won’t pass code, and kinda barely can see, but making my way into the back here and there’s a constant drip going on here into the basement right now. There’s a bucket here to kind of catch the water and the bucket’s about overflowed. So I’m going to empty that bucket and we’re going to have to get the water turned off. I’m in Maryland Heights, Missouri where we just started a rehab and, we’ve owned this particular house, it’s an interesting deal because we’ve owned it now for over a year, about 14 months and, we bought this house and the seller was having a heck of a time getting the people living in the property out, so she sold it to us with them in and we provided her a simple, smooth and easy transaction, closed in about two weeks and this was again over a year ago. Then, when we bought it, we had a heck of a time getting them out and it took over a year to, to evict the tenants out, but you know, that’s part of the headaches with real estate and our job is provide a simple sale, to the seller. And that’s what we did. And then it took us awhile to get them out, but it was an uphill battle. But we did it. And now we’re in the middle of a rehab and if you come inside, I’ll show you around.
So here we are inside the property, as you can tell when you’re just starting the construction process, first phase is ripping everything out and that’s where we are at now. This particular property, a smoker lived here, and so you can’t smell it, but, you know, before we started tearing everything out and washing the walls, it smelled like absolute nicotine and tobacco in the house. Um, before we paint we’9ll wash the walls of course, to get rid of that smell. Here’s where the bathroom will be. As you can tell, just kind of a hole right now. Kind of around where the kitchen will be, and all of the cabinets and fridge and everything will go in here. We’re going to put in new windows, put a new flooring, refinish the hardwood floors, here’s the second bathroom, half bath that’ll all be redone, repainted, has built in cabinetry, which is nice. We’ll be able to leave that. But besides that, everything else will go. And then we’ll have a partially finished basement.

So walking in the front door, we just got done painting and refinishing hardwood floors as you can tell they look, it looks fantastic. Here’s one bedroom, here’s the second bedroom of this rental property in St. Anne, and here’s a bathroom, which, in my opinion came out fantastic. A lot of times on our rentals we’ll match the flooring, and the shower, and just give it a nice finished tile look. And you know, you can get these fixtures at home depot. Same with, the flooring and the tile on the toilet. Kind of a home depot special so to speak.
Paint it, give it a fresh look. Kind of finish off the, the backsplash in the kitchen and give it an updated look. And although these look like granite countertops, they’re not, but we replaced the cabinets, and the countertops, updating the bathroom, finished off the flooring, and it makes a good rental for us. So when we bought this, this is, I guess the third bedroom it’s kind of a funky layout here, but when we bought this, it needed definitely some love and care. We were able to provide them with a quick close and a cash offer a so they could be done and get out of the rental business and we can do what we do best at the Rehab property and rent them out when needed or resell them when needed. Hi, this is Chad here with Klamen group where we buy houses as is for cash and I’m here in Dogtown in St Louis, Missouri. Just bought this house closed on it a few weeks ago. Really excited to start this project, and I’ll kind of explain why here in a second. But, I’ve been talking to this seller for now over a year and a half, we met sometime very late 2016. At the time she wasn’t ready to sell, but we just stayed in touched. And then now she’s finally ready to move into a rental property and get out of the house that she’s in. It was actually her son’s house or so it was the one who’s selling. He had a motorcycle accident and she became the power of attorney and they were living here together. This was an interesting deal because it’s on a double lot, and right now lots of very valuable in Dogtown, so what we did is we bought the entire house and lot from them for a price that was fair for her and fair for us. And we went over the numbers and then what I did is, I’m not a builder, so I sold the lot to a builder. So just kind of give you an idea, I’m going to flip this around real quick
There is the house with a hole through carport, the garages on the other side, and then next to it, as you can see, it’s on a double lot. So we’re in the process of selling the lot to the builder it’s been sold, we just haven’t closed yet. He’s got to do a survey. Kind of exactly where the lines are and that’s what he’s going through right now. So the lot Looks small he’ll put a house up there, and hopefully do very well. And then what we’re going to do is rehab this property, put it on the market and get it sold because that’s what we do. So much going on inside of me. And I’ll show you around,
Centered in here. You’ve got a fireplace there in the corner it’s a gas fireplace and actually, you can move that fireplace it’s not built into the property. Walking in here to the kitchen, as you can see, it needs some work, but the layout is already set up kind of the way we like it. Open floor plan, you know, clearly we need some new cabinets going in, different center island, but I really liked this property. Sometimes, you know, we have to take out walls and especially when they are plaster walls and becomes a larger project than you anticipated. But the layout the way it is, I really am looking forward to getting this done. What we’re going to do here is add a bathroom. So what we’ll do is we’ll close off these doors, make them not a door side on the outside, put in insulation and then add a bathroom here. It’s kind of hard to visualize, but basically instead of full archways we’ll have half archways and a half bath down here, not having a bathroom on the main level, sometimes a sticking point from buyers, so it’ll be important to get that added, it’ll increase the value of the property. And then I’m going to take you upstairs, kinda just gives you an idea and a full bath in here, three bedrooms and what we’ll do is we’ll refinish the hardwood floors, per normal, repaint, and get this thing ready to go on the market.
So that is the plan. As I was saying, we’re hearing Dogtown, so if you know anybody that you know, maybe they’re not able to keep up their house anymore. A person like I was saying that initially owned this house, was very capable person, went to Duke, had some awesome stories to share with us and then his mom became power of attorney when he, you know, went through a really challenging situation. But, we were able to help them get it sold. Never at one point did we pressure them, we just went on their timeline and that’s what our goal is, is to make their selling and real estate solution as simple as possible.
