I’m in Maryland Heights, Missouri where we just started a rehab and um, we’ve owned this particular houses is interesting deal because we’ve owned it now for over a year, about 14 months and um, we bought this house and the seller was having a heck of a time getting the people living in the property out, uh, so she sold it to us with them in and we provided her a simple smooth and easy transaction, closed in about two weeks and this was again over a year ago. Um, and um, then when we bought it we had a heck of a time getting them out and it took over a year to, to evict the tenants out, but you know, that’s part of the headaches with real estate and our job is provide a simple sale, uh, to the seller. And that’s what we did. Um, and then it took us awhile to get them out, but it was an uphill battle. But we did it. And now we’re in the middle of a rehab and if you come inside, I’ll, I’ll show you around.
So here we are inside the property, um, as you can tell when you’re just starting the construction process, first phase is ripping everything out and that’s where we are at now. Um, this particular property, a smoker live here, and so you can’t smell it, but, um, you know, before we started tearing everything out and washing the walls, it smell like absolute a nicotine and tobacco in the house. Um, before we paint will wash the walls of course, to get rid of that smell. Here’s where the bathroom will be. As you can tell, just a kind of a hole right now. You kind of around your kitchen will be, um, and all of the cabinets and fridge and everything will go in here. We’re going to put in new windows, put a new flooring refinished, the hardwood floors, here’s the second bathroom, half bath that’ll all be redone or you painted has built in cabinetry, which is nice.
It will be able to leave that. But besides that, everything else will go. And then we’ll have a partially finished basement. Like I said, I’m here in Maryland Heights, Missouri. Very excited to get this property wrapped up and onto the market. Uh, and uh, and the shower, I’m just give it a nice finished tile look. Um, and you know, you can get these fixtures at home depot. Same with, uh, the flooring and the tile on the toilet. I’m kind of a home depot special so to speak. Um, it, give it a fresh look.
01:37 I’m kind of finish off the, the backsplash in the kitchen and give it an updated look. And although these look like granite countertops, they’re not, um, but we replaced the, uh, the cabinets and the countertops, updating the bathroom, finish off the flooring, um, and it makes, it, makes a good rental for us. So when we bought this, um, this is, I guess the third bedroom is kind of a funky layout here, but when we bought this, it needed definitely some love and care. Um, we’re able to provide them with a quick close and a cash offer a so they could be done and get out of the rental business and we can do what we do best at the Rehab property and uh, and rent them out when needed or resell them when needed. I’m in North County in Florrisant, Missouri where we just recently purchased a property and we’re meeting our contractor here to get some bids for the rehab. The seller on this property lived out of state and they needed to sell as is and they previously also had this one listed in the MLS, weren’t able to get it sold. Unfortunately, there was some animals that had been inside the house at one point, and you could definitely smell it. And, quite frankly, there was just a lot of stuff left in the house, and she just … It didn’t make sense to put it on the MLS, didn’t make sense to sell, as they needed a cash offer, and that’s where we came in. She didn’t have the ability to clean it up on herself, so we came in, and we’re closing on the property today. Can’t be more excited to start the rehab process. Alrighty. So, as I said, we are closing today. I believe I’m closing at 12:30, and the seller’s closing a little bit after that. The seller’s out of town, so she’s actually going to be mailing in her documents. Just walked in the front door. As you can see, it’s a split-level type house, so what that means, I can either go up or down. Not as desirable of a property for us to buy, but we certainly are interested, and we’re closing on this one today. As you can tell, we buy them as-is, where-is. So, the person here could take what they want, and they could leave what they want. Our goal is to make it as simple on the seller as possible, and this particular seller is not living in St. Louis anymore.
They haven’t been for quite some time, and so this house has been vacant for quite some time. We made a very simple sale for her, provided her a cash offer and a quick close. One thing you can’t tell by this tour is, it smells like urine in this house very badly, and what that means is, we’re going to have to do some work to get that smell out. So, a home buyer that’s going to live in the property, they want everything updated, they want everything cleaned out, they want everything new, and they definitely don’t want it to smell like urine. But also, on the other hand, we buy them like this all the time, and we’re happy to do so.

Hello. This is Chad here at Klamen Real Estate. KlamenGroup.com and this is our, officially our first video following a rehab on a property and I’m very excited to get this on our website. Just to kind of give you an idea on what happened, a lady inherited a property with her parents. I think it was her mother passed away who was living in the home and she planned on selling the house, but it needed pretty much everything. When we bought it it was actually a one bedroom house and we put up a wall here in the living room and converted it to a two bedroom house before selling it. They contacted actually a real estate agent who reached out to us.
They know that we’ve been in the business a long time and can buy property for cash. We didn’t need them to do any repairs. Didn’t require any inspections and we were able to close on this property in about two weeks after getting the call from the agent. So, I’m here right now to kind of give you guys a brief on what’s going on as I use my selfie stick, so we added a wall here. We refinished the floors. Clearly did fresh painting throughout. There was no lighting at all in the ceiling, so we had to add all the lighting and the lighting fixtures. As you can see, there’s furniture in the room, in the house even though we haven’t sold it yet.
All of our houses we stage to kind of give the homey appeal after our carpenters get done with their work and so, I’m going to flip you around here as I can show you a little bit more about what’s going on in the house. Tile flooring in the bathroom. We did a subway tile with a boarder in the shower. It’s a one bath. Added again the light fixtures and refinished the floors in the master bedroom here. That’s got this great addition for an office or a closet. Whatever someone wants to use it for.
Then, of course we refinished the kitchen. Added new flooring, glass tile back splash and granite countertops and then you can see out there we refinished the garage. Added new siding and updated the roof, so it would match the roof on the outside of the house. We’re very excited to put this on the market. Still bit cold this time of year, but we’re very excited to get it on the market and hopefully we can sell it to somebody that is going to live in the property and really appreciate the work that’s been done.
