This one here was inherited, and the person that’s selling it to us just kind of wanted to be done with it. Let’s go inside and take a look, and I’ll tell you a little-bit more about the property.
This one here, it’s an interesting deal because the house is in relatively good shape. The reality of the situation is he might have been able to put it on the MLS the way it is and potentially get the property sold.
But he has five people that he’s splitting the inheritance with, and by the time he does what he needs to do to put the house on the market, after he gets done paying the agent, even if it’s just minor fix ups, but after he gets done paying the real estate agent and going through the whole process, the combination of time and money it’s gonna cost him, he’s pretty much gonna put the same amount of money in his pocket.
We were able to give him almost what he could get on the MLS as an as-is offer. And what we’re gonna do is, we’re gonna go in and we’re gonna update everything, and we’re gonna put it on the MLS after it’s been completely updated.
Although it is in pretty good shape as the house sits, it’s not in top end shape, and what the top end buyer, and the end user will want it for. Like I said, it’s in pretty good shape. We’re gonna go in, and we’re gonna make it beautiful. And then we’re gonna sell it to someone whose actually going to live here. What I’m gonna do here is, I’m gonna turn the camera around, I’m gonna walk you through the house.
Just kind of giving you an idea here as I’m walking in the front door. It looks like theirs hardwood floors throughout. A nice fireplace here and then they have kind-of an open kitchen. What we kind of envisioned, is opening this up as much as possible. Turning this horizontal cabinet, we’re gonna take that out. With updated cabinets throughout, it will give it a really awesome open feel that the buyers today really likes.
Let me turn on some lights here. Like I said, as you can see, it’s a nice house. It’s relatively good shape. It’s not in an excellent shape, and that’s what we’re going to do. We’re gonna make it look excellent for the end user and for the final buyer. Obviously we’ll place some carpet, do some painting, put in some six panel doors or two panel doors. Really get it ready to go for the buyer.

We Buy Houses in St Louis Even if a New Roof is Needed
Chad Klamen here with Klaman Real Estate, where we buy houses as is for cash. I’m in O’Fallon, Missouri here. We just got done getting this house on the market and getting it sold after we bought it from the original owner. The original owner actually bought this house, and she wanted to move to Florida. I believe her husband just recently passed away, and yeah, she wanted to move to Florida and be with her kids and kind of enjoy the end of her life. So, she sold it to us as is.
What I’m doing here, we sold it to a buyer, and what they did is they went through and they had a professional inspector go through and they found as much stuff as possible. Then it’s our job to get it repaired before closing. What I’m doing is I’m checking to make sure our contractors got back in and did the work properly, and I’ll kind of give you an idea on some of this stuff that the end buyer, the person that’s going to live in the house, found during their inspection. Let me turn the camera around.
One of the major things that they found was it needed a new roof. That’s something that I didn’t catch during our walkthrough. We bought the property and did our estimated repairs, assuming that the roof was in good or excellent condition, and [inaudible 00:01:19]. It cost us approximately $4,500 to put on a new roof. It’s never fun when the inspector finds that type of stuff, but in order to stick by our work and give the end buyer the type of product that they deserve.
One of the other things that the end buyer requested and we did, it was missing a on and off switch for the gas fireplace, so we had our fireplace furnace professional come over here and make that adjustment.
There was no GFCI outlets by the kitchen sink, and that’s a requirement, so we put on that. There was some junction boxes, covers that were missing that we added for the end buyer. One was in the attic, so he had to go up there. Our electrician went up there in the attic and put on the junction box, because their inspector went up in the attic.
Now, when I went through the house to do my inspection, I did not go up in the attic, so there could’ve been a whole slew of issues up there, but luckily it was just the junction box cover. Our electrician did that, and then as well put it on in the basement where it was required.
Another one of the major items that the end buyer found, there were some missing lag bolts on the deck. We ended up having to do a lot of work to the deck. Again, it’s never fun when the end buyer finds this stuff, but it’s part of the business and we take care of it because, like I said, we want to stand by our work and do a good job for the person that’s going to live in the house. We did a lot of work to this deck, put on the new roof and-
There were a few other things that the buyer requested that we took care of, but we were able to provide the seller with a very simple solution, one that could solve her problems. She could move … One that could solve her problem, and she could move to Florida to be with her kids right away, not have to worry about having to deal with a retail buyer that’s going to come in and find the issues that the eye can’t see. That’s the point of the buyer doing their inspections as is.
This was another one, the house wasn’t destroyed. It was in okay shape. We went in and got it to the point where it’s in excellent shape, to the point where the end buyer will want to live there, can see themselves living in the house. And we sold it on the MLS, but then they come in and do their inspections and then we take care of the issues that they uncover that we didn’t even know about.

I’m in North County in Florrisant, Missouri where we just recently purchased a property and we’re meeting our contractor here to get some bids for the rehab. The seller on this property lived out of state and they needed to sell as is and they previously also had this one listed in the MLS, weren’t able to get it sold. Alrighty. So, as I said, we are closing today. I believe I’m closing at 12:30, and the seller’s closing a little bit after that. The seller’s out of town, so she’s actually going to be mailing in her documents. Just walked in the front door. As you can see, it’s a split-level type house, so what that means, I can either go up or down. Not as desirable of a property for us to buy, but we certainly are interested, and we’re closing on this one today. As you can tell, we buy them as-is, where-is. So, the person here could take what they want, and they could leave what they want. Our goal is to make it as simple on the seller as possible, and this particular seller is not living in St. Louis anymore.
They haven’t been for quite some time, and so this house has been vacant for quite some time. We made a very simple sale for her, provided her a cash offer and a quick close. One thing you can’t tell by this tour is, it smells like urine in this house very badly, and what that means is, we’re going to have to do some work to get that smell out. So, a home buyer that’s going to live in the property, they want everything updated, they want everything cleaned out, they want everything new, and they definitely don’t want it to smell like urine. But also, on the other hand, we buy them like this all the time, and we’re happy to do so.

Need to Sell House to Move to Senior Living Facility
Chad here with Klamen Group, Klamen Real Estate where we buy houses for cash. Does anybody know someone or are related to someone that’s moving to a senior living facility? Maybe they’ve lived in their house for the past, I don’t know, 30, 40, 50, 60 years and now they’re getting ready to sell. But let’s just say the house is not updated, dated, kind of looks like a grandma’s lived there, and maybe she’s moving to a senior living facility and needs to sell.
Well, that’s what happened here. They added on the MLS, it was not selling and the agent, or one of the agents that looks at the MLS for us, gave me a call and said “Hey Chad, they need an investor. She’s moving, and they need to liquidate, and they need their money now.” So, we came in, we made them a cash offer, and we just got done with the rehab. Let me show you the inside, it looks fantastic.
Here we are inside the property, kind of giving you a 3D, I’m sorry, a 360 scan of the room. Got a wood burning fireplace there that’s been whitewashed, refinished all the hardwood floors, opened up the wall to give you kind of the open feeling, and normally we take down the entire wall, but because there’s some structural beams, we had to leave it up, leave the structure up, and open it up to kind of give it that open feeling without actually opening the walls. We got granite countertops and then we have glass tile back splash with 42 inch cabinets, and boy, it looks gorgeous.
Let me show you the bathroom as well, we did a fantastic job on the bathroom, our contracting crew did. We got the tile flooring, we got the subway tile with the embroidery strip in the shower. That’s what the finished product looks like. So like I said, this person needed to sell, they needed to liquidate, we were able to provide them with a cash offer. It was on the MLS, and like I said before, nobody was buying it because today, the buyers want everything updated.
The buyers, they want everything updated, so we came in and we made them a fair cash offer, something that worked for them and worked for us, because our goal is always to create a win-win situation. If it doesn’t work for everyone, it usually doesn’t make a good … doesn’t make a good deal. So we were able to provide a fair solution for the seller, we were able to buy it, we rehabbed it, and we put this one on the market. It’s actually already sold and we can’t be more excited for the homeowner that just purchased the property to get to enjoy the updated house.
